CGT Property Valuation Darwin

We prepare capital gains tax and retrospective property valuations across Darwin and the wider Northern Territory. Independent reports signed by a Chartered Accountant and Certified Property Valuer, from $297 inc. GST, delivered in 24 to 48 hours as desktop valuations.

At a glance

  • Current and retrospective valuations for CGT, deceased estates, family law and related-party transfers across Darwin, Palmerston, the rural area and regional NT
  • Darwin has run one of the sharpest metropolitan cycles in the country, so the valuation date carries unusual weight
  • Houses and units moved very differently through that cycle, so the asset type has to drive the evidence set
  • Residential $297 inc. GST, commercial $595 inc. GST, delivered in 24 to 48 hours
  • Reports prepared and signed by a valuer who is also a Chartered Accountant and Registered Tax Agent

Areas we cover

  • Darwin city and inner: Darwin City, Larrakeyah, Stuart Park, Parap, Fannie Bay, The Gardens, Bayview
  • Northern beaches: Nightcliff, Rapid Creek, Coconut Grove, Millner, Ludmilla, Alawa, Brinkin
  • Northern suburbs: Casuarina, Wanguri, Leanyer, Wagaman, Karama, Malak, Anula, Marrara
  • Palmerston: Rosebery, Bakewell, Durack, Gray, Moulden, Zuccoli, Johnston, Farrar
  • Rural area: Howard Springs, Humpty Doo, Berry Springs, Virginia, Girraween, Noonamah
  • Regional Northern Territory: Katherine, Alice Springs, Tennant Creek, Nhulunbuy, Jabiru

The scope is the same as our national CGT property valuation service. Reports are desktop valuations, so location does not affect the fee or the turnaround. Our office is in Adelaide; the sales evidence is drawn from the market the property sits in.

We also prepare a retrospective valuation in Darwin for any past date.

Why the valuation date matters so much in Darwin

  • A boom and an unwind, not a trend. Darwin's market rose steeply through the major resource construction period and then gave much of it back. A gain apportioned by one compounding growth rate across an ownership period that spans both halves will land nowhere near the truth. This is the clearest case in the country for a dated valuation over a formula.
  • Houses and units diverged. The unit market absorbed a large supply response and behaved quite differently from detached housing over the same years. Applying house evidence to a unit, or the reverse, produces a defensible looking number that is wrong.
  • Construction type affects the improvement value. Post-1975 building requirements produced elevated, cyclone-rated and steel-framed stock that sits alongside older housing. Age alone is a poor guide to condition and contribution here, and the split between land and improvements needs care.
  • High population churn. Defence postings, public sector transfers and contract work move owners in and out of the Territory on short cycles. That produces a steady stream of properties that changed use partway through ownership, each with its own reset date.
  • Thin evidence outside the top end. Katherine, Tennant Creek, Nhulunbuy and remote communities turn over few comparable properties. A retrospective figure there has to be built from the evidence that existed at the date, not extrapolated from Darwin.

Common Northern Territory scenarios

  • The posting that took the owner interstate. Defence and public sector families who kept the Darwin house while posted elsewhere rely on the six-year rule, and on a reset date if the house was rented. See six-year rule valuations.
  • The unit bought near the peak. Where a unit was acquired in the boom and sold well below, the loss has to be substantiated properly, and that starts with a defensible cost base. See capital gains tax valuations.
  • The owner who left the country. Contract workers who became foreign residents lose the main residence exemption for CGT events after 30 June 2020, subject to the limited life events test. See expat and foreign resident valuations.
  • The rural block held for decades. Large rural residential holdings in the Darwin rural area are frequently pre-1985 and need a 1 July 2027 value if retained. See 1 July 2027 cost base reset valuations.

CGT and Northern Territory state taxes

Capital gains tax is a Commonwealth tax administered by the ATO. Transfer duty and, where it applies, land tax are the Northern Territory taxes administered by the Territory Revenue Office, with their own valuation rules and timing. A valuation prepared for CGT purposes is not automatically the figure the Territory Revenue Office will adopt, and the reverse is also true.

The Northern Territory is the only Australian jurisdiction that does not levy land tax, so the state tax overlay here is narrower than elsewhere. Stamp duty still applies on acquisition and is assessed on its own basis.

Related-party transfers are where the two regimes most often meet, since the same transaction can attract duty assessed on market value and a CGT event assessed on market value under separate rules. Confirm the state tax treatment with your accountant or conveyancer.

Valuations for stamp duty on related party transfers in the Northern Territory

The Territory Revenue Office assesses stamp duty on a conveyance of land by reference to its value where the parties are related or the transfer is for no consideration. Its Stamp Duty Lodgement Guide lists evidence of value among the documents required for a related party conveyance, and section 7.3 of the guide records that the Commissioner may require a written valuation from any taxpayer whose duty is worked out by reference to value. The standards for who may prepare that valuation are in Commissioner's Guideline CG-SD-010.

In practice a Darwin family transferring a Nightcliff unit or a Palmerston house should expect the TRO to ask for a valuation rather than a price, and to assess duty on the higher of the two. The guide does not publish a fixed recency window the way the eastern states do, so the safest evidence is a valuation dated to the transfer date itself, prepared with comparable sales and stating the market value on that day.

That same figure is what the ATO substitutes for the price under the market value substitution rule, so one report serves the TRO lodgement and both parties' CGT positions. Confirm with your conveyancer which valuer qualifications the Commissioner's Guideline currently accepts before the transfer is lodged.

For how every state and territory handles it, see our stamp duty valuation guide.

Common questions

Do you inspect Darwin properties?

Generally no. Our reports are desktop valuations built on comparable sales and documentary evidence, which suits CGT work because most CGT valuation dates are historical. No inspection today can record what a property was like at a past date.

Can you value a property in Alice Springs or a remote community?

Yes, though thin markets are quoted individually. The report is anchored to evidence available at the valuation date and states plainly where the evidence set is limited, rather than adjusting a Darwin figure across.

How much does a CGT valuation cost in Darwin?

Residential reports are $297 inc. GST and commercial reports are $595 inc. GST, fixed and quoted upfront, delivered in 24 to 48 hours. Retrospective dates cost the same as current dates.

Do I need a valuation for stamp duty when transferring property to family in the Northern Territory?

Expect to. The Territory Revenue Office lists evidence of value among the documents required for a related party conveyance, and its Stamp Duty Lodgement Guide records that the Commissioner may require a written valuation where duty depends on value, with valuer standards set in Commissioner's Guideline CG-SD-010. A valuation dated to the transfer date meets that request and fixes the CGT market value for parent and child at the same time.

Is there land tax in the Northern Territory?

No. The NT is the only Australian jurisdiction without land tax. Stamp duty still applies on acquisition, and it has nothing to do with the CGT figure. Confirm Territory duty with your accountant or conveyancer.
